Virtual Routine Inspection: How to Impress

Tenants will now have the option to do a Virtual Inspection instead of a routine in-person inspection.
Virtual inspections are a convenient and quick way to do a visual inspection to document the condition of the studio room.
We will use the photos to prepare a report for the owner on the condition of the room, any maintenance issues and to ensure that our tenants are meeting their obligations as per their lease agreements.

How to complete a virtual inspection
1. Prep the property
Tenants should ensure the property is ready to have photos taken.
We have a rental inspection checklist for our tenants to use
2. Shoot some snaps
Take photos of the whole studio but take them in sections and zoom in on any problem areas. These are examples of how to take pictures
Make sure when taking a photo that it is on a wide or long angle shot that shows the entire studio or area. You can do this by standing at the front door or the corner of the room and set your camera to ultra wide (0.5x) lens.
Studio Rooms
Living, bedroom area including desk,TV and lounge areas
Kitchen area including sink, range hood, kitchen bench all appliances, Inside and outside of all cupboards
Fridge and microwave (Inside and Outside)
Bathroom- We need to see that the shower glass doors are clear, residue free. The tiles and grout are residue and mould free
Wardrobe
Balcony
Fans, Blinds and walls
Common Areas
Table, kitchen area, washing machine and clothesline area
3. The images must be clear and easy to see
Otherwise, you may be required to re-take them.
Also, should there be any maintenance issues, this is the time to take photos or videos and send them back with the inspection images.
4. Report time!
Once images are submitted back to Suite Studios, a report is prepared in the office, which goes out to our tenants and owners. Maintenance issues will be raised at the same time with the owner.
